Again and again I hear buyers saying they can find their next home by themselves
since they have access to all the info they need. Do they ever? Sure they do, and
you can do it too, but they are going to pay for that privilege. You are going to
pay with extra time (weeks or months of frustration) and you're going to pay with
extra money (thousands of dollars).
Another costly way to look for a discounted foreclosure home is to work with
someone you know (your aunt or college friend) instead of someone who knows.
In 2012 complex distressed market it can be suicide. You really need to watch
this video to understand what I'm talking about.
Here is the deal. Foreclosure lists are a waste of time if you
can't differentiate SLOW short sales from FAST short sales, Wells
Fargo homes from Bank of America homes, Lottery HUD homes from
Exclusive HUD homes - Every one of them requires a radically
DIFFERENT hunting strategy that will CONSISTENTLY allow you to get
the house you want for an aggressively low price.
We are foreclosure geek and proud of it. We're allergic to "fair
market value" and think it's the biggest enemy of "below market value."
